Arverne East

The prosperity of the community is the central vision for Arverne East, a public-private partnership led by the New York City Department of Housing Preservation and Development (HPD), the Parks Department, and the Department of Transportation.

OVERVIEW

Arverne East is NYC’s first net-zero community; a multi-faceted development that will transform a 116-acre vacant, oceanfront site within the Arverne and Edgemere neighborhoods of Queens. Arverne East’s programming is guided by community engagement to produce a thoughtful approach to development that addresses the community needs while reflecting and enhancing the surrounding community and cultures. 

The project will comprise a 35-acre publicly accessible nature preserve, a variety of mixed income housing, diverse neighborhood retail, parking, necessary infrastructure improvements, and vital flood protection. It will also include an urbane farm, a boutique hotel, and sprawling open spaces for all surrounding community members to enjoy.

 The components of the Arverne East development site will economically and culturally enhance the diverse community by providing safe, high-quality rental and homeownership opportunities for all, ranging from the formerly homeless to low-, moderate-, middle-, and market-rate households. The site will consist of 1,650 units of housing, approximately 1,320 units will be affordable to formerly homeless, low, moderate, and middle-income households. The remainder of the units will be market-rate units.
