Nathan Englar

Nate Englar leads acquisitions, originations, due diligence, and other pre-development workflows for key projects within Urbane’s Development and Investment Management divisions.

Nate is particularly adept at strategizing and underwriting for projects that require creative blends of capital sources – with key competencies in LIHTC, NMTC, OZ, and HTC development projects.  Additionally, on Urbane’s Southwest Philadelphia Bio-Manufacturing Campus project, Nate led an effort to secure an allocation of $2.5M in state grants through Pennsylvania’s Redevelopment Assistance Capital Program.  In a consulting capacity, Nate created an underwriting model and pitch deck that helped secure an MBE developer with $500K of 0-1% Impact Capital to solve a funding gap for a transformational project in West Philadelphia. 

As the lead analyst for Urbane’s emerging Investment Management division and Fund, Nate leads underwriting of potential investment opportunities, optimizing the structure of development projects to create community wealth impacts through an innovative waterfall model.  This apparatus allows for accredited institutional investors and non-accredited community investors to invest in the same portfolio of assets – granting a pathway to community wealth building in communities of color.

Prior to joining Urbane, Nate was a member of a local development team who created mixed-use commercial corridors and adaptive re-use multifamily projects throughout the Philadelphia metro. 

Nate holds a M.S. in Real Estate Development and a dual B.S. in Accounting and Finance from Thomas Jefferson University.  Outside of Urbane, Nate is the proud managing partner of a local ice cream franchise, and is working on launching a start-up venture dedicated to supporting the healing, growth, and development of small cities and towns.
