Viviana Vizcaino

Viviana is an urbanist with a background in land use, economic impact analysis, and real estate development in NYC. Driven by a desire to see communities grow stronger, more connected, and more resilient, she employs her knowledge of real estate development and finance as an Analyst with Urbane.

Viviana focuses on the acquisition of new development projects, as well as exploring the feasibility of creative mixed-use concepts through market research, zoning analysis, and identification of alternative and concessionary capital sources. Viviana also performs preliminary underwriting and revisions to financial models on potential development opportunities.

Viviana also supports the development and investment pipeline by managing submissions to competitive property dispositions and development consulting solicitations. Acting in this capacity, her work includes liaising with community partners and stakeholders, professional service providers, and drafting written responses.

Prior to joining Urbane, Viviana worked with the Hudson Companies as an Assistant Project Manager. She oversaw the timely and cost-effective completion of projects from pre-development through leasing. Her portfolio of projects grew to include office/retail, multifamily residential, mixed-use and mixed-income, and institutional housing. She also contributed to asset management by tracking compliance and energy efficiency of completed developments.

Viviana holds a B.A. in Economics and Public Policy from the City University of New York’s Baruch College. She is currently pursuing a Master of Urban Planning degree from New York University’s Robert F. Wagner School of Public Service. As a graduate student, Viviana intends to specialize in the economics of land use and public-private partnerships in the context of community and economic development. She is a first-generation Dominican-American from Brooklyn.
